Start freeStruvia is AI preconstruction software for commercial contractors. One flow: plan, takeoff, estimate, bid packages, license-checked subs, leveled bids.
Struvia reads every sheet, measures areas, lengths and counts by trade, and prices the estimate with your company’s price book. Review the takeoff and pricing, with quantities traced back to the plan.
See it on a sample sheet aboveLicense status checked with state boards where available, insurance shown only when Struvia has verified it, and contacts whose email bounces dropped.
How we vetStruvia starts from the job’s address, not your contact list, so you can source and vet subs in a state you’ve never built in.
Bid anywhereSingle-sheet runs measured against hand-traced takeoffs; the pricing figure is a separate historical comparison with a builder’s estimate. Neither is a guarantee for your job.
The August 5, 2026 deterministic estimate was 2.5% above the builder's workbook estimate for a 5,433 SF custom home. This provisional baseline has no human-signed verdict and compares estimates, not final job cost.
All 11 sheets in the clean-run set were read at the hand scale — no sheet off.
Agent takeoff clean-run setRecall (nothing missed): 100% of the 535 LF of walls on the sheet was found. Precision (nothing extra counted): 99.9% of the count was real wall.
Palm Coast Retail, sheet 5A 7,810 SF slab measured to a quantity ratio of 1.001 — 0.1% above the hand-traced total.
Southill E&F, sheet 2Recall (nothing missed): 99.8% of the 2,735 LF was found, 0.2% missed. Precision (nothing extra counted): 100% — nothing extra.
Southill, sheet 68Three cited single-sheet roof-area totals, 14,876 SF, with reported quantity ratios 1.002–1.005. These are reported area totals, not proof of sloped-area completeness.
ef36 p6, PHD p9, 5562 p892 devices counted on an electrical sheet. Recall (nothing missed) and precision (nothing extra counted) are both 0.989 — 1.1% off on each.
Southill, sheet 35Twelve selected single-sheet quantities. 1.000 is equal quantity; each bar grows from the centre toward under- or over-measurement, and the rows are grouped and sorted by distance from 1.000.
Source. The Benchvia agent-takeoff report, using frozen plans and hand-traced answer keys, one clean run per task. The report separately scores line proximity, area overlap and count placement; a quantity ratio compares totals only.
What this chart is not. These 12 quantities are selected from a larger task set; this is not overall benchmark accuracy. Other tasks had larger misses, including a full-plan slab quantity ratio of 0.77. A matching total does not prove every boundary or class is correct.
Pricing source. The provisional Lot 13 baseline, August 5, 2026, compared with the builder's workbook estimate, not final job cost.
Won an invite in a state where you know nobody? Struvia starts from the job's address, not your contact list. It finds subs whose service area covers the site, checks their license and email, and goes out to discover more when a market is thin.
License checks run against state license boards where available: Utah, Arizona, California, Florida, Idaho, Massachusetts and Nevada today. We don't claim a sub in every town; we search the subs whose service area covers your site.
Example searchSample numbers · licenses checked where the state board allows
For each sub, Struvia confirms the service area covers the site, checks the license with the state board where available, shows whether Struvia has verified insurance, and drops emails that bounce. A sub with an active license and verified insurance is Vetted.

Struvia turns the takeoff into per-trade bid packages, answers sub questions from the plans, collects the bids and levels them, so you carry the lowest complete number on bid day.

Most AI takeoff tools stop at quantities. Struvia takes the job through to a full estimate, fills it into the template you already use, and learns your company from your past jobs.
Use the template you bid every job from, whether it lives in Excel, Google Sheets, Procore, Buildertrend or something else. Struvia maps your rows and cost codes once, and every estimate after that comes back in your format. No new system to learn, and no copying numbers from our screen into yours.

When you start, Struvia trains on the jobs you've already bid. After that, every estimate you finish teaches it something, so the tenth one needs less from you than the first.
You added blocking at wall-hung fixtures on your last four estimates. Struvia now adds it when the plans leave it out.
Struvia has been a solid tool for my jobs and has really helped streamline our workflow. As we’ve fed it more of our information, it’s becoming much more accurate to what we’re seeing. It’s truly one of the best ways to get AI to help us in our process.

Struvia bills takeoffs on usage, floor plans start at $6, simpler sheets cost less, and no sheet costs more than $27; reading the plan set is billed on usage, and sending bids is priced per email Struvia sends for you. You only pay for what you use.
Simpler sheets cost less, down to about $1. Never more than $27 a sheet, and you see the estimated cost before anything is measured.

Struvia is AI preconstruction software for commercial contractors. Upload a PDF plan set and Struvia reads every sheet, measures areas, lengths and counts by trade, builds a priced estimate grouped by CSI division, sends per-trade bid packages to subs who cover the job site, and levels the bids that come back.
Add the PDF plan set. Struvia reads every sheet using metered credits: sheet numbers, titles, scale and discipline. You pick the sheets to measure, and Struvia measures areas, lengths and counts by trade, drawn right on your plans, then prices the estimate. Every quantity traces back to the plan, so you can click a line and see the measured shapes on the sheet.

In the Benchvia agent-takeoff report, scale matched on 11 of 11 sheets in the clean-run set. Of the 12 selected single-sheet quantities shown above, 8 were within 1% of the hand-traced total, including the Southill E&F sheet 2 slab and three cited residential roof-area totals. This is a selected subset; other tasks had larger misses, and matching totals do not prove every boundary is correct. Separately, the provisional August 5, 2026 Lot 13 baseline on a 5,433 SF custom home was 2.5% above the builder’s workbook estimate. That historical comparison has no human-signed verdict and compares estimates, not final job cost.
Yes. Struvia maps your rows and cost codes once, and every estimate after that comes back in your format, so you never copy numbers from Struvia into your own template. If you estimate in an Excel or Google Sheets spreadsheet, Struvia fills out your workbook with your formulas still working. If you work in Procore, Buildertrend, Sage or similar software, your estimate comes back in columns ready to import. You can set it up yourself, or have our team set it up for you.
It estimates too. Struvia trains on your past jobs, bids and estimates, so your unit costs become your price book, and it can pull pricing from your suppliers if you want. Every estimate you finish teaches it more: the scope gaps your plans tend to have and the corrections you made last time. If you want one, it also builds a searchable database of your past jobs. Your pricing comes from your own jobs and suppliers, never from another company.
Start from the job's address, not your contact list. Struvia finds subs whose service area covers the job site, ranks them by quality, shows which have a license confirmed with the state board and insurance verified by Struvia, and drops contacts whose email bounces. When a market is thin, Struvia goes out and discovers more subs there.
Struvia checks licenses against state license boards where available. Today that covers Utah, Arizona, California, Florida, Idaho, Massachusetts and Nevada. A license or insurance (COI) badge means Struvia verified it, not that the sub said so. No record found is not proof either way. The exact checks, and their limits, are on the How we vet page.
Bid leveling is adjusting subcontractor bids so they cover the same scope before you compare them. Struvia lines bids up against your takeoff, flags exclusions and scope gaps, prices the gaps from your estimate and shows an apples-to-apples total for each bidder.
No. Struvia is your estimator’s leverage. It does the measuring, pricing, bid-package and sub-sourcing work so your estimators can review, adjust and bid more jobs. Every quantity traces back to the plan so they can check it.
Struvia reads the set on metered credits and estimates the usage before it measures anything.
