Residential Addition Takeoff: Roof Pitch and Deck Area
This residential addition quantity takeoff involved a 23-page V2 architectural plan set. Its review trail shows how drawn quantities, roof pitch, existing conditions and estimate assumptions were checked separately.

Reading new and existing residential addition scope
The addition combined new and existing work, a deck, pool rooms and a greenhouse. Reading one area total was insufficient: the takeoff needed to distinguish plan area from sloped roof area, new construction from retained work, and geometry visible on drawings from assumptions in the estimate. The working notes also recorded unresolved scope questions rather than treating every line as settled.
Reviewing roof pitch and deck takeoff quantities
The takeoff review separated roof quantities by the drawn 10:12 pitch for the addition and 8:12 pitch for the greenhouse. Drawing references kept individual quantities traceable for review. One deck review restored the full 1,071.4-square-foot outline instead of deducting the hot-tub opening. That differed from a 956-square-foot estimate line by 12.1%, creating a discrepancy to reconcile rather than an automatic accuracy verdict.
What the quantity review established
The work produced measurement notes, structural-calculation reconciliation, architectural and landscape estimate lines, and a later bid-package outreach handoff. Together they show a plan-based review process in which discrepancies and assumptions remain visible. This walkthrough covers the documented review stage; it does not present every quantity as independently certified or treat open scope questions as completed work.
